• Can you design a custom home for me?

  • YES! That is Vesta Design's specialty. Please contact us for more information.

• Do you offer rush services?

  • Yes. However, a rush fee will apply. This fee is calculated based on the time allotted for the design. Speedy approval must also apply or the rush is no longer valid. Limited slots are available at all times so please ask for availability.

• Can I build the plans in reverse?

  • You can either purchase plans in right-reading reverse (i.e., the layout is reversed and the text is corrected) or mirror reversed (the layout and text are reversed; with this option you would need copies reversed and not reversed as reference copies). The former method is generally more expensive.​​

• What type of plan packages do you offer?

  • ​PDF Files (Single Use) – Electronic, read-only, copy of plans that gives you the right to make multiple copies and includes a license to build the structure one (1) time. The file will be emailed and no prints will be shipped.

  • PDF Files (Unlimited Use) – Electronic, read-only, copy of plans that gives you the right to make multiple copies and includes a license to build the structure unlimited times. The file will be emailed and no prints will be shipped.

  • CAD files – Electronic files in .DWG format (the version will vary) are designed to take to a local designer/architect/engineer to make minor to major alterations. This package includes the license to modify, reproduce and build the structure unlimited times. The files will be emailed and no prints will be shipped.

• ​Can your plans be modified and how long do modifications take?

  • ​Yes, plans by Vesta Design can be altered. The price of the modifications will vary based on how many changes are to be made. Each project with modifications will be quoted and returned to you within 24 hours.

  • Lead time to complete the modifications will be answered on the quote and will vary based on Vesta’s current work load and number of changes that are requested.

• ​What is included in each house plan purchase?

  • ​Cover Sheet – May include index, front elevation, typical notes.

  • Elevations – Four exterior views with miscellaneous notes/details.

  • Foundation Plan – Includes dimensioned foundation with typical notes/details

  • Floor Plans – Fully dimensioned with notes and square footages.

  • Roof Plan – “Bird’s Eye” view showing roof pitches and any other notes necessary

  • Typical Building Section – Detail of foundation/wall/roof materials and assembly.

• ​What codes or standards do Vesta Design plans follow?
  • Plans purchased from Vesta Design were designed to meet local building codes at the time of their design, such as the International Residential Building Code. Due to regional requirements such as: high wind areas, seismic conditions, soil conditions, snow loads and other circumstances, we strongly recommend that the plans be reviewed by a local engineer or architect before starting construction.

• Are Vesta Design plans that are purchased stamped by a structural engineer or registered architect?
  • No, the plans sold by Vesta Design are NOT stamped by a structural engineer or a registered architect. Due to regional requirements such as: high wind areas, seismic conditions, soil conditions, snow loads and other circumstances, we strongly recommend that the plans be reviewed by a local engineer or architect before starting construction.
